When considering a new build project there are many factors to consider prior to the build commencing. These include:
BUDGET
The most important factor with any project is the budget. We do, however, strongly advise having a sensible contingency budget in place to allow for any changes in specifications or unforeseen costs throughout the build.
DESIGN
You can appoint your own architect or we can put you in touch with the architect we work closely with. They will discuss your design aspirations, make recommendations and talk you through technical details of your build. Once you have agreed on the design, the architect will submit the plans to the local planning department, structural engineer and building control.
PLANNING PERMISSION
Gaining planning permission is a major factor for your project. The build cannot commence until you have been given permission by the planning authority to commence the build. Your architect will ensure the plans pass through the system smoothly. If the plans are rejected, then they may be amended and resubmitted. Or, alternately, you may appeal against the decision.
MATERIALS
When planning the design with your architect you will discuss material options, such as roofing type, cladding, foundation materials, glazing, and so on. Materials will also include fixtures and fittings, for example, uPVC, timber or aluminium windows and doors, curtain walling systems, kitchen and bathroom furniture and appliances, internal finishing options and more. These details must be thought through carefully.
